DIRECTIONS FOR SUBMITTING AN OFFER:
Please indicate when you desire to close on the sale of the property.   This property is being offered for sale "AS IS."
 
No creative financing terms are available at this time.  You will need to obtain original financing from your lending institution.  
 
All offers must be submitted with an Earnest Money check, of no less than $1,000.00, payable to the Owner in certified funds.  If Purchaser cannot obtain their own financing, all funds paid in earnest, less out of pocket expenses, shall be refunded to the Purchasers. 
 
DIRECTIONS FOR SALES CONTRACT:
Select and copy the Real Estate Sales Contract into your word processor and print it.  All information fields must be completed; if a field does not apply to you, you must write in N/A (not applicable).
 
  ***    NOTE: ALL sales contracts must be mailed to the following address:  #118 @ 255 Miracle Strip Pkwy, B-5, Fort Walton Beach, FL  32548, along with a copy of your current driver's license and one other photo ID, and a check for the earnest money.  Sales Contracts that are not completely filled out, or that are submitted without the proper documents and earnest money in certified funds, will not be considered and will be destroyed.  Additionally, please print legibly; I will not be able to consider your offer if I cannot read your information.  You must sign and date the Sales Contract for it to be valid.  Also, you must be at least 18 years of age to enter into a contract.
    
I will consider all reasonable offers and notify you by telephone of my acceptance or rejection of your offer.  You are welcome to make a counter-offer if I reject your initial offer, however, once a counter-offer is accepted, a new Sales Contract must be submitted, but no additional earnest money will be required.
 
I assume no liability if I am unable to contact you, so please provide cellphone numbers if you will be away from home for any length of time.
 
Acceptance of your Sales Contract does not constitute the actual sale of the property to you.  The transfer of ownership will take place at a closing with my attorney, after you have obtained original financing for the entire purchase price.  You are advised to obtain your own attorney to prepare for and represent your interests at the closing.  You are responsible for any closing costs to obtain financing for a mortgage, or any other closing costs that you may incur under law, such as, but not limited to, a  Buyer's Broker commission.  All closing costs are payable in certified funds only.
